Beachside village

The beachside village is the original Puerto Morelos: the main plaza, the pier and the beach inside the reef lagoon, where the water stays calm. It is compact and walkable, close to restaurants and the reef, and it is where most oceanfront and monthly rentals are.

Residencial Regatta

Residencial Regatta is a gated, eco-oriented development on the Cancún–Tulum highway, about 10 minutes from the beach and from downtown Puerto Morelos, and 15 minutes from Cancún airport. It has 423 lots, two commercial plazas, a pool with sun loungers and changing rooms, a kids' pool, a palapa with grills, a playground, an ecological park with a picnic area, walking and jogging paths, controlled access and 24-hour security. Mostly houses, on paved streets with landscaped medians.

Selva Escondida

Selva Escondida is a gated residential community about 8 minutes by car from the beach. The developer lists resort-style amenities such as pools, a gym, and tennis and pickleball courts. Long-term listings are mostly two-bedroom condos.

Alborada

Residencial Alborada is a condo development with two-bedroom apartments, a common choice for people who want a furnished place on a 6 to 12 month lease.
