Long-term rent

  • 2-bedroom, 1-bath in a gated community in the colonia: around MXN 10,000–15,000 per month.
  • 2-bedroom condo in Selva Escondida: MXN 11,000–14,500, often with maintenance and internet included.
  • Furnished 2-bedroom house in Villas la Playa: around MXN 9,000 plus utilities.
  • Larger homes or higher-end areas: MXN 25,000 and up.

Monthly budget

Published cost-of-living guides estimate that a couple can live comfortably on roughly USD 1,100–2,000 a month depending on lifestyle, while keeping a lifestyle similar to the U.S. or Canada is closer to USD 2,000–2,500 or more. Local produce is inexpensive; imported goods are not.

Utilities are almost always separate

In Puerto Morelos, electricity (CFE), water and gas are paid by the tenant on top of the rent. Some homes include internet and the community maintenance fee; ask before you sign, because air conditioning makes the electricity bill the part that surprises people.
