If you own a home in Puerto Morelos you pay predial, the municipal property tax. It is cheap compared to property taxes in the U.S. or Canada, and paying early makes it cheaper still.

Pay early, pay less

The municipality publishes a discount for paying the full year up front. For 2026 the published discounts were 15% in January, 10% in February and 5% in March.

Discounts for seniors

People registered with INAPAM or INSEN can apply for a 50% reduction. Bring your card and your cadastral account number.

Online or in person

Puerto Morelos enabled online payment: you enter your cadastral account number, check the balance, pay by card or transfer and download a receipt valid for tax purposes. The municipal treasury offices also take payments on weekdays during office hours.

What you need

  • Your cadastral account number, which appears on last year's receipt
  • The property address
  • A card for the online payment, or cash at the office
  • Your INAPAM or INSEN card, if you are claiming the senior discount

If you rent out the property

Predial is the owner's responsibility, not the tenant's. In our listings the rent never includes it; what sometimes is included is the community maintenance fee, which is a different thing.
